For property managers
One account manager from the walk-through to the log
Your office calls one number and gets the same person. He knows your buildings, your gate codes and which units have a history.
A schedule by building, agreed in writing
Notices and prep sheets for residents, in English and Spanish
A service log after every round
Common areas on their own line: trash rooms, laundry rooms, breezeways

What an account includes
Six things your office stops doing itself
Writing resident notices
We write them, in both languages. You approve the wording once.
Chasing access
We track no-access units and send the second notice.
Keeping a paper trail
One page per round: units serviced, no access, areas treated, follow-ups.
Collecting vendor documents
Insurance certificate, license details and W-9 arrive with the proposal.
Scheduling around move-ins
Tell us which units turn over. We treat them between residents when you ask.
Answering residents
The notice carries our number and the account manager's. Residents don't have to find yours.
Three kinds of visit
Scheduled, common areas, and on request
Each kind has its own trigger, its own notice and its own line in the log.

Between visits
Our service guarantee, with its terms
If a pest we treated for comes back between scheduled visits, tell your account manager and we re-service the same units or areas at no added charge.
The terms
Tell us within 30 days of the scheduled visit.
It covers the pests and areas named in your scope.
It doesn't cover a unit we couldn't enter, or a new problem in an untreated unit.
It stands while the service agreement does.

Questions from property offices
How much does pest control cost for a property?
It depends on the number of units and buildings, the pests, how often we visit and how easy the property is to reach. You get the number in writing after a walk-through, with the schedule.
Who tells residents we are coming?
We write the notice and the prep sheet, in English and Spanish. The property decides how they are delivered: a door hanger, an email, a resident portal, or all three.
What if a resident isn't home or won't let us in?
We follow your lease and house rules. Without permission to enter, the unit goes on the log as no access and gets a second notice. We don't enter a unit that the lease doesn't allow us to enter.
Is a treatment okay for children and pets?
Our applicators are licensed and follow the product label. The notice and prep sheet say what to move, how long to stay out of a room and when pets can return. Ask for the product list for any visit.
What do you send when we onboard you as a vendor?
A certificate of insurance, our business license details, a W-9, a sample service log and the product list for your property. Your account manager sends them with the proposal.
What happens when pests come back between visits?
Tell your account manager within 30 days of the visit and we re-service the same units or areas at no added charge. The terms are on the property managers page.
Do you work with HOAs and condo boards?
Yes. We start with the common areas, then handle owner requests under the contract the board approves. We send the board a short report after each round.
Who answers after the office closes?
The office is open Monday to Friday 7 a.m. to 6 p.m. and Saturday until noon. After that, calls go to voicemail and your account manager returns them the next working morning.
