Pest control for apartments and communities

A notice on every door, and one person to call

We run pest control for apartment communities, townhome associations and rental portfolios around Houston. Residents get a written notice in English and Spanish before we enter. You get a service log after every round.

We fill in the date, window and technician. The property sets the lead time and how the notice is delivered.

Visit day

A round of unit visits, in order

The same six steps at every property. Your account manager can change the order to fit your leases.

  1. 01

    The notice goes out

The property approves the wording and sends it by door hanger, email or portal.

  2. 02

    The crew checks in

The lead technician signs in at the leasing office and takes the unit list for the day.

  3. 03

    Unit by unit

A technician knocks, shows a badge, inspects and treats where it is needed.

  4. 04

    No access, no entry

A unit we can't enter goes on the log, and the resident gets a second notice.

  5. 05

    The log goes to you

Units serviced, units with no access, areas treated and follow-ups, in one page.

  6. 06

    Follow-up

Units that need a second visit get a new notice with a date.

Pricing

How pricing works for a property

  • What decides the price

The size of the property and how often we visit set most of it.

    • Units and buildings

    • Which pests, and how many units have them

    • Visits a month, and common areas on top of units

    • Gates, keys and vacant units

  • What the proposal includes, and what it doesn't

It covers the work we do. Repairs are for your maintenance team or a contractor.

    • Includes: scope by building, schedule, notices, logs

    • Doesn't include: sealing, repairs or trash-room work

  • What happens at the walk-through

Your account manager walks the property with you or your maintenance lead, sees a sample of units and every common area, and writes down what they find.

  • After hours

The office closes at 6 p.m. Calls after that go to voicemail and are returned the next working morning. There is no night rate.

  • When you get the number

In writing, after the walk-through, with the schedule. Flat by the visit or by the month, as you prefer.

  • If the scope changes

A new building or a change in unit count is priced in writing before it is added.

No figures here, because no two properties are alike. The proposal states them.
