What we treat

The pests multifamily properties call about

Six jobs, each with a scope in the proposal. Everything starts with an inspection.

  • Cockroaches

Inspect kitchens, baths and laundry rooms. Treat the units that have them, and the shared walls beside them.

  • Ants, including fire ants

Mounds on lawns and entries, trails in units. Common areas on the route.

  • Rodents

Dumpster enclosures, trash rooms and unit walls. Sealing is for your maintenance team or a contractor.

  • Termite inspection

Inspection of common buildings and a written finding. A report is not a guarantee.

  • Mosquitoes in common areas

Ponds, drains and shaded beds, on the season's schedule. It reduces them; it doesn't remove them.

  • Bed bugs in a building

Inspect the unit and the units beside it, then agree on a plan. One visit is rarely enough.

Scope

What we leave to others

Saying so up front keeps the proposal honest.

  • Repairs and sealing

Your maintenance team or a contractor. We tell you where the gaps are.

  • Wildlife

Raccoons, bats and the like need a wildlife operator.

  • Single homes, one at a time

We work with properties and associations.

  • Cleaning after a treatment

The prep sheet says what residents leave alone.

Questions managers and boards ask first

How much does pest control cost for a property?

It depends on the number of units and buildings, the pests, how often we visit and how easy the property is to reach. You get the number in writing after a walk-through, with the schedule.

Who tells residents we are coming?

We write the notice and the prep sheet, in English and Spanish. The property decides how they are delivered: a door hanger, an email, a resident portal, or all three.

What if a resident isn't home or won't let us in?

We follow your lease and house rules. Without permission to enter, the unit goes on the log as no access and gets a second notice. We don't enter a unit that the lease doesn't allow us to enter.

Is a treatment okay for children and pets?

Our applicators are licensed and follow the product label. The notice and prep sheet say what to move, how long to stay out of a room and when pets can return. Ask for the product list for any visit.

What do you send when we onboard you as a vendor?

A certificate of insurance, our business license details, a W-9, a sample service log and the product list for your property. Your account manager sends them with the proposal.

What happens when pests come back between visits?

Tell your account manager within 30 days of the visit and we re-service the same units or areas at no added charge. The terms are on the property managers page.

Do you work with HOAs and condo boards?

Yes. We start with the common areas, then handle owner requests under the contract the board approves. We send the board a short report after each round.

Who answers after the office closes?

The office is open Monday to Friday 7 a.m. to 6 p.m. and Saturday until noon. After that, calls go to voicemail and your account manager returns them the next working morning.
